Job Description:
We are seeking a highly skilled and versatile Building
Maintenance Engineer to join our team. This role involves
performing a wide range of skilled tasks to maintain, operate,
troubleshoot and repair building systems and manufacturing line
equipment. A strong understanding of HVAC systems is essential.
Providing 24-hour operational support for the Webster site on a
Dupont 12-hour rotating schedule.? This is a union position -
International Union of Operating Engineers (IUOE Local 158S)
Location: Webster, NY 14580 Type of Employment: Full-time w/JLL
IUOE Local 158S benefits Schedule: On-site, 12-hour Dupont rotating
schedule - alternating between 6:00 AM to 6:00 PM shifts (day
shift) and 6:00 PM to 6:00 AM shifts (night shift). To support
work-life balance, the schedule includes a 7-day off period. There
are also 4 hours of overtime built into each pay period.
Compensation: $35.89 an hour shift premium of $1.50 per hour is
paid for night shifts. RESPONSIBILITIES AND OBJECTIVES: Provide
24-hour operational support for the Webster site on a Dupont
12-hour rotating schedule that features 7 days off in a row once
every 28-day cycle. Respond to calls from the JLL Helpline,
customers, Operations Managers, and Lead Engineers, offering
comprehensive sitewide support with an emphasis on operational
understanding. Execute customer-requested Chamber Changes according
to established procedures. Operate, maintain, and provide
first-level troubleshooting for building and manufacturing line
systems, including but not limited to: Emergency generators UPS
systems Electrical systems (monitoring and reporting on repairs,
new installs, and repairs up to 480v, DC electrical systems) PLCs
(basic operational understanding) Chillers (monitor performance and
report issues) DDC/pneumatics (monitor system performance) Cooling
towers (monitor performance and report issues) AHU operation and
servicing (monitor and report issues) Boilers and associated
equipment (monitor performance and report issues) Compressors and
associated equipment (monitor performance and report issues)
Humidity control systems (monitor performance and report issues)
RO/DI water systems (monitor performance and report issues)
Backflow prevention devices/Fire Pump operation/Steam traps/control
valves/Pumps/Hydraulics (monitor performance and report issues)
Respond effectively to all emergencies, focusing on operational
stabilization and escalation. Develop thorough familiarity with the
various items of equipment and their proper operation. This
includes building automation systems, fire/life safety systems, and
other building-related equipment. Comply with all safety
procedures, maintaining good housekeeping and safety of work areas.
Recognize danger and safety hazards and propose methods to
eliminate them. Maintain compliance with State, County, or City
Ordinances, Codes, or Laws. Be willing and able to support any
after-hours building-related activity as required. Attend periodic
training seminars to enhance operational knowledge. Interact with
external and internal customers with a positive demeanor. Utilize
Microsoft Outlook and Microsoft Office Suite (Word, Excel, and
PowerPoint). Utilize Corrigo, JLL’s Work Order System, as
appropriate for logging and tracking issues. Participate in on-call
duties and overtime as required. Continuously improve skills to
achieve license/certificate status in relevant technical areas.
Provide first response service for equipment failures/plant down
events, focusing on operational assessment and reporting. Work as a
cohesive team member, taking direction and training from the
engineering team. KEY PERFORMANCE MEASURES: High work order
response time and closure percentages related to operational
issues. Client satisfaction with operational support. Increased
scope of operational knowledge through ongoing training. Maintain a
current skill set and stay current with technology related to
building operations. Willingness to learn and advance to a higher
technical role. EDUCATION/WORK EXPERIENCE
REQUIREMENTS/QUALIFICATIONS: High School Diploma or GED equivalent;
trade school certification, formalized training; vocational
training; licenses, with core competency in a relevant field and
the ability to support the listed objectives and responsibilities
are required. Strong understanding of building systems, including
all aspects of HVAC systems operation. Experience with Building
Automation Systems (Alerton preferred). Favorable customer
interaction, references greatly preferred. Ability to work
independently. Minimum five years of relevant experience in a
building operations role greatly preferred; this is a skilled level
position. Has a strong aptitude and positive attitude for learning
new skills. Candidate should be able to take direction and
mentoring from the professional/leadership site team. IUOE Local
