Job Description:
*_**Salary based on experience. _**POSITION SUMMARY: *The
Director of Operations position is responsible for the total
oversight of the RANE Property Management Portfolio. This position
indirectly supervises the entire site staff of each community. This
position is responsible for maximizing profit through occupancy and
control of property expense while coordinating appropriate
marketing efforts across the brand.*ESSENTIAL OPERATIONS FUNCTIONS:
* - Manage the total daily operations that take place in the
communities to ensure the accomplishment of the owner's goals and
objectives and oversee that those communities are being managed to
comply with individual management agreement - Planning and
implementation of total operations, with approval from the owners.
- Coordinate and host investor tours, as requested - Establish
policy, procedures and best practices across each region for
maximum success in that market - Understand and apply all policies
with regards to employees, owners, contractors, and residents -
Respond appropriately to all actions that involve or influence
properties - Act as a liaison between site employees, construction
and owners and partners - Coordinate scheduling to ensure that work
is completed on time and in accordance with quality control
standards - Prepare schedules for major and long-term physical
improvements, including preventative maintenance in coordination
with maintenance staff and contractors. - Prepare plans and provide
for implementation of special administrative projects, Town
inspections, and required safety inspections - Determine and ensure
adherence to standard operating procedures of the properties to
produce expected results - Establish and communicate performance
goals for on-site personnel so each job is directed, with teamwork,
toward the objectives of management and related plans - Advise
owners/partners of significant operational problems, escalated
employee and resident issues, and deviations from the plans for the
property in a timely manner - Oversee collection of income and the
management of expenses, including resident receivables and site
expenses, to produce maximum economic benefit for properties - Make
regular inspections of the communities to ensure standards and
procedures are upheld. Inspections include checking vacant and
make-ready units, as well as reviewing files for proper
documentation. - Understand and ensure compliance with all
governing regulations, codes, and laws, including state and local
authorities - Cooperate with municipal and community agencies -
Advertise and conduct interviews to fill employment openings -
Responsible for hiring, employee discipline, and termination, after
consultation with site managers. - Exercise discretion with
confidential and sensitive information pertaining to employees and
residents - Monitor expenses including, but not limited to,
supplies, 3rd party vendors and contractors. Negotiate service
contracts for the community to optimize profits - Work closely with
Construction/Design to ensure a smooth hand off post construction -
Responsible for all property lease-up, on-boarding and startup of
each new property within the company - Assist with Commercial/Mixed
Use tenants including lease negotiations, ongoing relationship
building and customer service/management - *EDUCATION & EXPERIENCE:
* - Bachelor's degree in business/management required - 5-7 years
prior operations management experience required - Previous
Multifamily and Marketing experience required*ADDITIONAL
REQUIREMENTS: * - Ability to communicate effectively, verbally and
in writing - Use of good judgement in making decisions - Computer
skills required - Should possess leadership skills and be able to
effectively manage others - Ability to travel when needed*DESCRIBE
OFFICE/WORK ENVIRONMENT: *Work is performed in an office setting
with adequate workspace, lighting, ventilation, and comfortable
temperatures*PHYSICAL DEMANDS: * - Frequent walking, standing,
sitting - Frequent talking on the phone and in person* May
occasionally be required to lift packages and/or office supplies,
