VisoneCo Site Development and Stonewall Property Management is a Real Estate Developer, General Contractor, Property Manager, and Infrastructure Construction company currently seeking a hardworking, enthusiastic, and dedicated full-time Property Administrator to lead our property management office. This position will be an integral role in the operations, growth, and organizational strength of our company. The main criteria for this position are attention to details, high level of organization, above-average time & logistical management skills, robust data management and real estate knowledge, and a strong sense of responsibility.

The Property Administrator is responsible for property management functions including but not limited to day-to-day marketing, leasing, rent collection, tenant retention, property maintenance, and information management.

*Primary Responsibilities*

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other minor duties may be assigned.

* Represent the company in a positive professional manner and maintain high quality relationships with all stakeholders. Arrange for services, resolve issues, and drive tenant satisfaction.
* Prepare, coordinate, and support all aspects of the property management process including tenant relations, applications and screenings, collection of rents, move-ins and move-outs, renewals, late payments, eviction filings and all other associated duties.
* Support and oversee daily operations of properties to assure maintenance of real estate.
* Provide and ensure current and prospective tenants receive the best possible customer service to retain tenants and attain prospects.
* Answer property related phone calls, emails, messages, and mail until completion.
* Prepare term sheets, contracts, leases, and renewals for commercial and residential tenants.
* Manage marketing operations and initiatives to meet company goals of 100% occupancy.
* Assist the leasing process as necessary including scheduling appointments and conducting property showings.
* Coordination and oversight of company property maintenance and leasing staff.
* Bid, negotiate and buyout of vendor contract services. Daily monitoring of vendor performance to assure full compliance with established standards.
* Purchase supplies and equipment as authorized by management, as necessary.
* Assist, develop and administer property operating plans and budgets for each property.
* Strong understanding, organization, and knowledge of all real estate in company portfolio.
* Compile, analyze and report accurate statistical data for review with upper management.
* Create successful leasing and property management policies, standards, and procedures.
* Coordinate and manage compliance for property life safety, fire, and security programs.
* Coordinate and manage compliance for any applicable federal, state, and/or local laws including OSHA, fair housing, and HUD.
* Protect assets by establishing, monitoring, and enforcing internal controls.
* Maintain property management staff job by coaching, training, and monitoring job results.
* Protect operations by keeping financial information and plans confidential.
* Maintain documentation of all property management activities into databases.
* Maintain accurate, secure, and up-to-date filing systems.
* Handle any and all administrative related tasks.
* Perform other related duties as assigned or requested.

*Qualifications & Experience*

The requirements listed below are representative of the qualifications necessary to perform the job:

* Associate's Degree required.
* Bachelor's Degree in Business Administration, Accounting, Finance, or related field preferred.
* Ability to work in a fast-paced environment, managing multiple tasks simultaneously.
* A strong analytical thought process with sound judgement and a keen attention to detail.
* Must be a self-starter with a collaborative spirit.
* Excellent written and verbal communication skills.
* Exemplary computer skills with advanced proficiency in Excel and demonstrated ability to learn new technologies.
* Strong bookkeeping skills, results-driven, with ability to manage multiple deadlines.
* Experience with Yardi Property Management software is a plus.
* Valid driver's license, clean driving record and personal vehicle required.

Job Type: Full-time

Pay: $20.00 - $24.00 per hour
